Usually when buyers ask about First-Time Homebuyer programs, they are looking for "as little down as possible." There are many ways to accomplish this.

If you don't have VA eligibility and you're not buying in a USDA eligible area, then you might want to consider Down Payment Assistance.

Down Payment Assistance Programs:

  • Vary by State and County
  • Usually have Income Limits. This means there's a balance between making enough money to afford the payment, but not making too much money to qualify for the program!
  • Depending on the individual program, you may or may not have to pay back the down payment assistance under certain circumstances.
  • Some programs require you to be a first time buyer, others do not. "First Time Buyer" is usually defined as not having owned any other real estate within the last 3 years.
  • Credit Score requirements vary by program. Many are higher than the minimum score required to qualify for other mortgage types.
  • DTI Requirements - some programs restrict the amount you qualify for, meaning you usually qualify for a higher home price without down payment assistance than with it.
  • Manufactured Homes & Condos are not allowed with some programs. Others allow different property types.
